As you know, I post primarily about Ft. Lauderdale Luxury Real Estate, but occasionally, I'll throw in a few luxury real estate tidbits from our next door neighbors in Palm Beach and Miami-Dade Counties.
It’s old news now, so I’m sure you probably already heard about Shaq’s house for sale. If you only heard about it recently, then let me tell you that Shaq’s Miami House for Sale was listed WAY before Shaq’s Divorce from Shaunie and long before Shaq’s trade to Phoenix.
In fact, Shaq first listed his house for sale in September of 2004, 1 month after he purchased it. At the time, he was widely rumored to have listed it for Sale because he was interested in purchasing a Ft. Lauderdale Waterfront Home – a Rio Vista Isles Home for Sale. Shaq’s Miami House was listed for almost a year and then changed Listing Agents to Shaunie’s Sister, who’s a Realtor, in July of 2005. The Listing then expired in December of 2005 and was off the market for a year, until being relisted in December of 2006 with another Miami Realtor, per MLS records, although some sources state that Shaunie’s Sister shares the listing jointly with the new Realtor.
You probably heard that in November of 2007, A-Rod was said to have placed an Offer to buy Shaq’s Miami house, but then changed his mind about purchasing it (supposedly in favor of potentially purchasing a Coconut Grove home instead of Shaq’s Star Island Home).
If you’re not familiar with listing periods for marketing luxury homes for sale and think that a year or two is a long time to wait for the home to sell, then think again! Because there’s a much smaller pool of high end luxury buyers and because the house may be highly personalized or not otherwise meet the buyer’s requirements, luxury homes often take AT LEAST a year or more to sell (most listing Agreements for Luxury Homes START with a minimum listing period of at least 1 year). Of course, the higher the listing price, the smaller the pool of interested AND available Buyers.
