Ritz Carlton Ft. Lauderdale - Ft. Lauderdale Ritz Carlton Oceanfront


A 7/23/08 Sun Sentinel Article stated: "Ritz-Carlton Hotel Co. LLC announced an agreement with hotel ownership group Castillo Grand LLC to assume management of the nearly 200-room hotel effective Aug. 11, becoming the tenth Ritz-Carlton location in Florida and the first in Broward County."

The Ft. Lauderdale Ritz Carlton joins the ranks of 3 other South Florida Ritz Carlton Hotels located in Key Biscayne, Coconut Grove-Miami, and South Beach. Prior to August 11, 2008, The Ritz Carlton Ft. Lauderdale was previously St. Regis Ft. Lauderdale Resort, which opened in May of 2007.

I visited the property on 8/14/08. The Sales Representative mentioned that the new Brochures for the Residences reflecting the Ritz Carlton name change haven't been delivered yet, but will be available shortly. She also stated that a special Preview Room Rate can be arranged for potential Residence Buyers who would like to stay at the Ritz Carlton while previewing Residences. Villas by the Sea Residences in Lauderdale by the Sea

W Ft. Lauderdale Hotel-Condominium Residences is The W's first Florida property. During my latest visit to their Welcome Center (8/14/08), one of their Representatives stated that completion is scheduled for January of 2009 and that sales are nearing 90%.

Cristelle Condos for Sale- Aquazul Condos- Lauderdale by the Sea Condos

Yesterday, I had the pleasure of meeting and showing Condos to an International Buyer who located my Blog and Website while searching for Cristelle and Aquazul Condos and called me last week to introduce herself and schedule viewing appointments while she's here on vacation from Bogota, Colombia. Later this week, we'll be viewing Condos in L'Hermitage, Coconut Grove Residences, and L'Ambiance.

Cristelle and Aquazul are two of Lauderdale by the Sea's premier Luxury Condo communities, in addition to Europa by the Sea, Corniche, and Cristelle Cay (not the same as Cristelle), all of which hold the distinction of being direct Atlantic Oceanfront buildings, located directly on the Sand, on Ocean Blvd.,/A1A (these Condos are on the Ocean side of A1A, NOT across the street from it).

Lauderdale by the Sea is located between Ft. Lauderdale and Pompano Beach.

Aquazul in Lauderdale by the SeaAquazul was built in 2005 and contains a total of 80 units in a 24-Floor building. There are only 4 Residences per Floor and EACH RESIDENCE HAS ITS' OWN PRIVATE ELEVATOR & FOYER, which creates a VERY private living environment. Each Residence is VERY spacious, including 3,200 square feet of Living Area and 800 square feet of Balcony. Enjoying the sweeping Ocean views from the direct Oceanfront Balconies really "takes you to another place" altogether and makes you never want to leave!

There are only 5 Residences listed for sale in the entire Building, located on Floors 5-22, priced between $1,098,999 and $2,050,000. Luxury Homes Sold in Broward- May 2008

I'm here again with my monthly installment of the Broward County Luxury Real Estate Market Report.

Of course, we know that price alone doesn't truly define "Luxury", but we'll take a look at the $1,000,000+ Broward County Luxury Real Estate Market.

During the month of May, in Broward County, 30 Single Family Homes sold at final sales prices of $1,000,000 and above. They sold at final sales prices (NOT LISTING PRICES) between $1,000,000 and $15,500,000.

The home sold for $15,500,000 is a direct Intracoastal front home with 320' of Waterfront located at 1 Isla Bahia Dr. in the Ft. Lauderdale subdivision of Harbor Beach, a 16,400 square foot home with 6 Bedrooms, 8 Full Baths, and 3 Half Baths.

Of the 30 homes sold, 15 are Homes with Ocean Access.

Recent Luxury Home Sales in Broward have remained stable without significant changes in volume. View the Table below to compare Broward Luxury Home stats in recent months.


Although Luxury Home sales here are not as strong as they were during the "boom years" (peak year was 2005), the fact that recent sales have remained stable is music to the ears of savvy Buyers who understand that South Florida Luxury Real Estate (particularly Waterfront) remains in demand and is a great Investment that has not been as severely impacted as some segments of the market.

Ft. Lauderdale is known as the "Venice of America" as well as the Mega Yacht Capital of North America. We are a City of islands held together by canals, rivers, bays and waterways hundreds of miles long. Many Fort Lauderdale residents and visitors enjoy boating in their speedboats, enjoying a fishing charter, or cruising the coastline by yacht.

A related tidbit: according to a 2007 report from the National Association of Realtors, Florida remains #1 in sales to International Buyers, accounting for 26% of all International home buyers.

Are you wondering how Inventory in the Luxury Home Market compares to the rest of the market?

In Broward County, there are currently 17,181 Single Family Homes listed for Sale in all price ranges. Of the 17,181 homes listed for sale, 1,452 of those homes are listed for sale at $1,000,000 and higher. Of the 1,452 homes for sale, 441 are located in Ft. Lauderdale, so Inventory in the Luxury market is SIGNIFICANTLY lower than the rest of the market. In viewing these stats, I think you can probably see how the issue of supply and demand in the Ft. Lauderdale Luxury Home market and the Broward Luxury Home market helps to maintain its' strength.

When you're considering buying or selling a home, it's necessary to "drill down" and correctly evaluate stats for your specific segment of the market. Though you often hear Media reports regarding the state of the current market, you need to be aware that Media often paints issues with a very broad brush. Real Estate is VERY local and conditions usually vary significantly throughout various Cities, Subdivisions, price ranges, home types, etc.

Broward County Luxury Real Estate Sold (April, 2008)

So, you're planning to buy a Ft. Lauderdale Luxury Home, sell a Ft. Lauderdale Luxury Home, or you're just interested in checking out the Ft. Lauderdale Luxury Real Estate Market and Broward County Luxury Real Estate Market.

Well, here's a snapshot of Fort Lauderdale Luxury Real Estate. Of course, we know that price alone doesn't truly define "Luxury", but we'll take a look at the $1,000,000+ Broward County Luxury Real Estate Market.

During the month of April, 2008, in Broward County, 28 Single Family Homes sold at final sales prices of $1,000,000 and above. They sold at final sales prices (NOT LISTING PRICES) between $1,025,000 and $13,500,000.

I viewed the listing and sale history of the home sold for $13,500,000 (listed at $15,900,000). Before its purchase on 4/7/08, it was listed for sale on 2/18/08 and a Contract for sale was accepted on 2/22/08, so it was on the market for only 4 days!!! Even in a blazing hot market, high end luxury homes almost always take significantly longer to sell, so for this home to sell so quickly in our current market, which is not as hot as it once was so far as sales activity, is nothing short of AMAZING!!! According to Tax Records, the previous Owner purchased the Home for $2,181,000 in 1996 and first listed it for sale through a Broker in a previous listing which expired in 1999.

The $13,500,000 home is an Oceanfront Home located in Hillsboro Beach on Hillsboro Mile, which is next door to Pompano Beach. It features 175 of direct Oceanfront and the purchase included an Intracoastal front Dock across the street from the home. This Hillsboro Beach Oceanfront Home includes 7 Bedrooms, 7 Full Baths, 5 Half Baths, a Home Theatre, Tennis Court, 10-car Garage, Library, Billiards Room, Wine Room, Pool, Jacuzzi and more in nearly 20,000 total square feet.
